Why Us

All our plans include a price guide

Have a look at our existing plans and you'll get an indication of what they could cost to build. This is a rough guide to help you narrow down the type, and size of home you want to build. It is a dwelling cost only and excludes council fees, WaterCare fees and site works needed to get your site ready to build on.

The actual cost of your build may also change because of three main things...

1. Where you're building

The shape and location of your property can make a big difference to the price. For example if your section is sloping, you may need a digger and extra soil to level it out. Even flat ground may need extra foundations or piles so your house sits on solid soil or rock. Sections that aren't near utilities like power, water and phone will cost more to connect up.

2. Tweaking the plans

There may be some things you want to change about the structure of the house - maybe you want to move a wall to create more space, or to make more of the view. That's easy enough, but might mean your home needs an engineered beam, which will cost extra. If you'd like a bigger bathroom or kitchen, you should expect to pay more too - these are expensive areas per square meter.

3. Your choices

The indicative prices are based on our standard specs. If you'd like special tap-ware, different doors, or an amazing feature wall, no problem. You can customise any part of the design to suit you. These little extras will add to the price, but can make all the difference to how much you love your home.

Stages and costs

WHEN building with sentinel

Step 1

Preliminary Estimate

Free

We meet and discuss your ideas. We'll visit your site and look for any potential issues.

You’ll get:

  • A preliminary estimate to give you a general idea of costs.
Step 2

Design and feasibility

$3k - $5k to pay designer and surveyor

We organise a detailed survey of your land, and draw up your house plans. This allows our quantity surveyors to give you a very accurate price.

You’ll get:

  • A formal estimate
  • A detailed list of our services and every product to be included in your new home
  • Scheme plans including site plan, floor plan and elevations.
  • An independent Master Builder's contract
Step 3

Consents

Cost included in build

Once we agree and both sign the contract, we’ll take care of all your consents and applications.

You’ll get:

  • Progress updates and information from your project manager
Step 4

Construction

Independent Master Builder's contract

Your friendly project manager will keep you updated throughout the entire build process, and you’re welcome to visit the site at any time.

You’ll get:

  • The Keys!
  • 12 month's free maintenance
  • A 10 year guarantee
  • A purpose-built home that suits you, your family and your lifestyle.
