How does it work?

Imagine developing your section without the up-front costs.

Step one

We research your property.

If you currently own a property, we’ll research how it could be developed — building new homes at the rear, or removing the existing house and creating new ones. There’ll be options and we’ll agree on a plan together.

Step two

We form a company together.

Your property is valued at current market rates, and we form a legal company with you, which then buys your property — the ‘settlement’ happens later. We’ll subdivide, design and build the new homes, with no expense to you.

Step three

We sell — and split the profit 50/50.

Once they’re complete, we’ll market and sell the new homes too. When all the new homes are sold, we close the company, pay out the value of your original property, and split the remaining profits with you 50/50.

Here’s an example

John & Judy end up
$250k better off.

John and Judy own a 1500m² property in Orewa, worth $2M freehold. They partner with Sentinel Homes and agree on developing the rear of their section with four 3-bedroom townhouses.

A company is formed, and the company buys the property from John and Judy at the market value of $2M. Sentinel Partners organises the subdivision, design and build of the townhouses. Once complete, they are sold for $1.5M each — a total of $6M.

What are the up-front costs?

The only up-front cost to you is a $3k feasibility report to determine whether a subdivision will work at your place. Then together, we’ll use the value of your land and the predicted value of the new homes to finance the subdivision, design, build, and sale of the new homes.

Do we need a large property to do this?

You could be surprised what we can fit on an average sized section. We recently built 7 two-bedroom townhouses on an 800m² lot. However, not all properties are suitable for this type of subdivision. Things like your neighbourhood, land type and size, zoning and the potential sale price of the new homes will all be researched before we commit to any contracts.

Can we keep my existing house?

This could be a possibility depending on the layout of your site. Let’s talk!

Can we buy one of the new homes for myself, my kids or as a rental?

This is a great idea, and usually a possibility. We’ll discuss your intentions and confirm all the details before we sign any contracts.
