The plans on our website include an indication of what your build could cost, and should only be used as a rough guide. The actual cost of your build is determined by a few variables:
A sloping section may require a digger and extra soil to level it prior to any building taking place. Organic soil, certain types of sand, peat and clay will need additional foundations or piling to ensure the house is sited on solid soil/rock. The further from the road, or where the utilities are (power/water/phone), the greater the expense it will be run those to the site of the house.
Structural support of the house can block potential views or make living spaces not as functional as desired. This can be mitigated with the use of engineered beams to span wide spaces, but does come at an additional cost. Bathrooms and kitchens are both expensive areas per square metre and the larger these areas, normally the greater the cost.
Our indicative pricing is based upon the standard Sentinel Homes specification. We are happy though, to customise any part of the design to ensure that you have the house you desire. You will have many design and specification options at various stages of the process helping you to achieve your goals – Design, Build, Enjoy.

We meet and discuss your ideas. We'll visit your site and look for any potential issues.
$2k - $5k to pay designer and surveyor
We organise a detailed survey of your land, and draw up your house plans. This allows our quantity surveyors to give you a very accurate price.
Cost included in build
Once we agree and both sign the contract, we’ll take care of all your consents and applications.
Independent Master Builders contract
Your friendly project manager will keep you updated throughout the entire build process, and you’re welcome to visit the site at any time.
NewBuild are specialists in Residential Construction Lending, and may be a better choice for you if this is your first time building or have to continue renting while building your new home.
