 include a pricing guide

The plans on our website include an indication of what your build could cost, and should only be used as a rough guide. The actual cost of your build is determined by a few variables:

1. Your Property

 A sloping section may require a digger and extra soil to level it prior to any building taking place.  Organic soil, certain types of sand, peat and clay will need additional foundations or piling to ensure the house is sited on solid soil/rock. The further from the road, or where the utilities are (power/water/phone), the greater the expense it will be run those to the site of the house.

2. THE PLANS

Structural support of the house can block potential views or make living spaces not as functional as desired.  This can be mitigated with the use of engineered beams to span wide spaces, but does come at an additional cost. Bathrooms and kitchens are both expensive areas per square metre and the larger these areas, normally the greater the cost.

3. YOUR CHOICES

Our indicative pricing is based upon the standard Sentinel Homes specification.  We are happy though, to customise any part of the design to ensure that you have the house you desire.  You will have many design and specification options at various stages of the process helping you to achieve your goals – Design, Build, Enjoy.

STAGES & COSTS WHEN BUILDING WITH SENTINEL

Step 1 - Preliminary Estimate

We meet and discuss your ideas. We'll visit your site and look for any potential issues.

You’ll get:

  • A preliminary estimate

Step 2 - Design & Feasibility

Cost to pay designer and surveyor

We organise a detailed survey of your land, and draw up your house plans. This allows our quantity surveyors to give you a very accurate price.

You’ll get:

  • A formal estimate
  • A detailed list of our services and every product included in your new home
  • Scheme plans including site plan, floor plan and elevations.
  • An independent Master Builders contract

Step 3 - Consents

Cost included in build

Once we agree and both sign the contract, we’ll take care of all your consents and applications.

You’ll get:

  • Progress updates and information from your project manager.

Step 4 - Construction

Independent Master Builders contract

Your friendly project manager will keep you updated throughout the entire build process, and you’re welcome to visit the site at any time.

You’ll get:

  • The keys!
  • 12 months maintenance
  • 10 year guarantee
  • A purpose built home that suits you, your family and your lifestyle.

with 'new build' finance

5% deposit

NewBuild are specialists in Residential Construction Lending, and may be a better choice for you if this is your first time building or have to continue renting while building your new home.

  1. You can build your new home with as little as 5% deposit
  2. Make no interest repayment during your build with a "Client Turn-Key" construction loan - the benefits of Turn-Key and Progress Payment loan combined
  3. Your loan is fully managed from start to finish - our expertise will guide you through to a completed home
  4. Your NewBuild Loan is bank funded at bank rates - so your construction loan automatically becomes a home loan when you move in
  5. We will include Contingency Reserves in your loan so you don't run out of money through your build
  6. If you are an investor client and own one or more existing homes, and you wish to build with NewBuild, you may need substantially less deposit/equity that other alternatives

Mortgage brokers are often independent of any one bank, have access to a number of lenders, and are looking for the best finance/loan solution for their clients specific needs.

Navigating through the pitfalls and challenges of gaining finance sometimes requires expertise and that’s where mortgage brokers fit in.  They deliver finance solutions to clients every day and understand the challenges of construction finance better than most.  Even if your bank is willing to provide finance, sometimes it’s still worthwhile having a qualified mortgage broker have a look at your requirements to see if they can improve things for you.
